Your homeowners association is dedicated to protecting the peace and tranquility of our little neighborhood as well as maintaining the values of our homes. We also oversee maintenance of the common areas. This includes the frontage on Garden Ridge and the median on Carnation.

Storms damaged fences, trees and roofs.

We have received questions about fence repair codes. Here is the answer I have provided.

Unfortunately, Flower Mound is VERY strict when it comes to any construction. This includes fences.

In a nutshell, if you are replacing even one post, you will need a building permit. If a large number of sections need replacing, you might need one also.

You will need to call the town building permits section in order to get accurate information.

If you want to hire someone to repair your fence, I can recommend someone who I know will always do a good job. He is very knowledgeable about Flower Mound restrictions.

If you are behind on last year’s due’s you need to make sure that is up to date as well. The HOA board met on January 24. One of the topics is always about what legal action is warranted for those residents who are behind on their dues. If an effort to be fair to those who pay promptly, we have decided to notify people who are behind that we will be filing liens on the properties who are substantially behind. If this does not bring results, we may be forced to take other action as prescribed by law.

Landscape Lights and Lawn News!

As you drive through our neighborhood you will see that many homeowners have installed landscape lights to shine on the front of their houses. We would like to encourage this. To do so, we are giving away a set of landscape lights (and other things) at the spring HOA meeting. We would also like to say that the price of these lights is very reasonable and installation is relatively easy. They can be purchased at just about any home repair store.

Your HOA board recently had its winter meeting and we reaffirmed our commitment to strive the see that property appearances are maintained.

The Town of Flower Mound is famous for its well-manicured lawns. Consequently, the city takes enforcement of the code for maintaining lawns VERY seriously.

Since the town has required for decades, that ALL new subdivisions be set up as HOAs, with lawn care requirements, we can assume that this is also a means used to insure that the town’s homes have nice lawns.

Some HOAs monitor and approve every aspect of a property’s appearance. We do not do this. Aside from specifically prohibited items, our restrictions or regulations require that the lawn be kept in a “neat and attractive manner”. It also states that lawns should be “in a well maintained and attractive condition at all times.” (ARTICLE VII, Section 7.1) This does not mean that it has to only be mowed. “Neat and attractive” means that the lawn must look nice. If you allow your lawn to dry up and look bad, it is in violation of the agreement the property owner signed at closing.

In 2008 we had to take steps to maintain three properties. Once the owners understood that they would be held accountable for a minimum of $40 a week to mow, edge and trim the lawn, they took over the responsibility. If necessary, we will do this again.

If you want to get an idea of what “neat and attractive” is, simply look at some of your neighbors. Many, if not most, of your neighbors take great pride in their lawns. They invest time and money in their lawns. If the property next to them is dried up or has tall weeds, you can bet that the HOA or the city will hear about it and will quickly take action.

Please maintain your lawn in accordance with city and HOA regulations.

We would also ask that you do not dry, or air, laundry on fences, etc. All toys, tools, or other items should be picked up and not left out front. Leaving bicycles, etc. outside encourages theft.

The town of Flower Mound is very strict about tree limbs encroaching over sidewalks. Please insure that there is at least an 8 foot clearance.

Reminders

The post office can choose to not deliver mail if a car is parked in front of a mailbox. Please be considerate to your neighbors. We are getting some complaints again.

Neighborhood Theft
We have recently had some garage burglaries in our quiet little sub division. The most recent was Oct. 29. While someone was unloading groceries a person entered the garage and stole items, including a purse, from the car.

Please be careful and VERY vigilant. If you see anyone suspicious around the alleys the police encourages us to call them right away.

Advertising Paper
Are you tired of picking up after the Dallas Morning News throws the plastic bag with “The Briefing” inside? There is good news. By calling a number or going to a website you can request that they do not deliver this unsolicited advertising to your yard.

Why don’t we show an HOA phone number anymore?

We have apparently been having problems with the HOA’s PO Box for several months.
Mail sent to it keeps being sent back to the sender or going undelivered.
The City of Flower Mound kept calling us to say that the water was going be shut off if we didn’t pay our bill.
The power company did the same.

They apparently, would get mail returned with a stamp that our PO Box was no longer in service.

Because we didn’t get our phone bill, and therefore did not pay the bill, our phone was shut off and the number was assigned to someone else. We are currently trying to come up with a solution.

We went to the post office to correct this several times over the past few months. Each time they said that our PO Box was fine. (We pay a year in advance.) We would take steps to insure that any possible issue was resolved and would go away thinking that it was solved. But then the next month, it would happen again.
It turns out that the problem was with the bulk mail processing center in Coppell. They had some flaw in their program that (sometimes) thought that our PO Box didn’t exist.
We got some mail, but not others. Mail from city hall, just across the street, was not delivered.

This is supposedly fixed now.
