A Reminder About Lawn Care.

The Town of Flower Mound is famous for its well-manicured lawns. Consequently, the city takes enforcement of the code for mowing lawns VERY seriously.

Since the town has required for decades, that ALL new subdivisions be set up as HOAs, with lawn care requirements, we can assume that this is also a means used to insure that the town’s homes have nice lawns.

Some HOAs monitor and approve every aspect of a property’s appearance. For example, in many of Flower Mound’s neighborhoods, the homeowner is required to get the approval of the HOA for ANY landscape or paint color changes. We do not do this. Aside from specifically prohibited items, our restrictions or regulations only require that the lawn be kept in a “neat and attractive manner” and kept in a “well maintained and attractive condition“. This does not mean that it has to only be mowed. Neat and attractive means that the lawn must look nice. If you allow your lawn to dry up and look bad, it is in violation of the agreement the owner signed at closing.

So far this year we have had to take steps to mow three properties. Once the owner understood that they would be held responsible for the $40 a week to mow, edge and trim the lawn, they took over the responsibility. If necessary, we will do this again.

If you want to get an idea of what “neat and attractive” is, simply look at your neighbors. Many, if not most, of your neighbors take great pride in their lawns. They invest time and money. If the property next to them is dried up or has tall weeds, you can bet that the HOA or the city will hear about it and will quickly take action.

Please maintain your lawn in accordance with city and HOA regulations.

Stage Two Water Restrictions

CHANGE
As of July 25, the watering schedule has changed.

In order to ensure all Flower Mound residents and businesses receive adequate water pressure during peak usage hours, Flower Mound has transitioned the Stage Two Water Conservation Measures to a geographical location-based system.

In accordance with the new system, residents and businesses with addresses east of FM 2499 may water landscaping on Saturday, Monday, and Wednesday and those with addresses west of FM 2499 may water landscaping on Sunday, Tuesday, and Thursday. No outdoor watering is allowed between the hours of 10 a.m. and 6 p.m. for any address. www.flower-mound.com or call 972.539.7378.

Important News to all HOA Members

We had a very good turnout for the 2008 meeting. Several items were discussed or decided. Here are some samples of what we talked about.
1. As always, the subject of people failing to keep their lawns in a “well maintained and attractive condition at all times” as stipulated in the CCRs, was brought up. *Please remember your obligation and responsibility for doing this. *
2. We discussed the addition of a street light in the park area.
3. There was a question about maintenance of the fence on the north side of the alley off of Andover.
4. We discussed the landscape improvements that will be taking place on Carnation.
5. We discussed the fact that we will be needing to replace several trees on Garden Ridge.
6. Several people received door prizes. These prizes included: A $25 Gift card to Red Lobster, a $25 gift card to Outback, six months free HOA dues and a three burner grill from Lowes.
7. Concern was expressed about water pooling in various locations in alleyways. Please check or adjust your sprinklers to prevent runoff. The city considers this a place for mosquitoes to breed.
8. Copies of the Treasurer’s report were handed out. It is also on the Treasure’s page on this site.
9. Your HOA board members were reelected by a unanimous vote.

Note: We have decided to take matters into our own hands and pay to have some neglected yards mowed. We will then bill the homeowner. This is allowed in the Covenants, Conditions and Regulations of the HOA. The town can do the same.

Remember, the Town of Flower Mound has strict standards for lawn care. They are more than happy to enforce code violations, if the HOA doesn’t.

In the spring it is probably necessary to mow your yard a minimum of once a week.

Why don’t we show an HOA phone number anymore?

We have apparently been having problems with the HOA’s PO Box for several months.
Mail sent to it keeps being sent back to the sender or going undelivered.
The City of Flower Mound kept calling us to say that the water was going be shut off if we didn’t pay our bill.
The power company did the same.

They apparently, would get mail returned with a stamp that our PO Box was no longer in service.

Because we didn’t get our phone bill, and therefore did not pay the bill, our phone was shut off and the number was assigned to someone else. We are currently trying to come up with a solution.

We went to the post office to correct this several times over the past few months. Each time they said that our PO Box was fine. (We pay a year in advance.) We would take steps to insure that any possible issue was resolved and would go away thinking that it was solved. But then the next month, it would happen again.
It turns out that the problem was with the bulk mail processing center in Coppell. They had some flaw in their program that (sometimes) thought that our PO Box didn’t exist.
We got some mail, but not others. Mail from city hall, just across the street, was not delivered.

This is supposedly fixed now.

We are now able to pay dues for 2008 online using PayPal or any credit card.

The Lexington Glen Home Owners Association (HOA) is an organization established by the Town of Flower Mound and the laws of the State of Texas. As such, payment of dues is mandatory and severe penalties and consequences can be a result of non-payment. Dues are $240 a year. This can be paid in one sum in January. It can also be paid in two $120 payments or $60 a quarter.

The Town of Flower Mound, as well as the Lexington Glen Home Owners Association, have many codes and regulations. Here are just a few friendly reminders you should note to avoid any difficulties.
